The Brief

The existing building was highly exposed to the western aspect lacking eaves, adequate sun shading and insulation. The internal spaces felt compressed despite the house having a large floor area and did not make the most of the beautiful views. The house was also suffering from water ingress issues caused by a complex roof form that did not allow for adequate water shedding, relying instead on waterproof membranes that had failed over time. The main aim was for improved energy efficiency and thermal comfort whilst creating internal spaces orientated for appreciation of the houses setting on the water.

The Outcome

A deep Energy Retrofit with improved energy efficiency and thermal performance. New cladding and insulation applied to the top half of the building and a new insulated uniform roof act as a hat and coat for the building allowing for the internal temperature to be maintained in a thermally comfortable range. New high performance glazing with external sun shading protect the house from the harsh western afternoon sun. Extended balconies with insect screening and suns shading allow for further enjoyment of the water whilst maintaining protection from the elements.

Internal alterations aimed to improve connections between living spaces and the outdoors whilst improving functionality. The new gable roof form allows for spacious ceilings guiding the eye towards the bay views. Finishes focused on bringing warmth and colour into the space with a new herringbone timber floor throughout.

The existing bathrooms were refitted to be more spatially efficient and functional.
